If you’ve come to the point where you have to choose an air air conditioning for a home that you’re building, or you need to replace a unit in your current home, there are things you need to consider. If you’ve already got a unit, there are things you can do to keep it running efficiently.

The Size of the Air Conditioning Unit
The size of the unit is extremely important. The BTU rating will help you determine the right unit for your home. A smaller BTU is for smaller spaces, and a larger BTU is more cost effective for cooling larger spaces. If a system is too small, it may not be able to keep an area cool, or may have to run more frequently just to keep up. Either way, you will not be happy. Energy costs will increase if your air conditioning system has to run more, and you will be uncomfortable if the system can’t keep the space cool. If the system is too big, your house may become too cold and clammy feeling.

The best way to install or replace air conditioning systems is to consult with a heating, ventilation and cooling (or HVAC) professional. An HVAC company will look at several factors when determining what size unit to install. While square footage of the home is an obvious consideration, the age of the home, the type of insulation in the home and the area, shaded or out in the open, all need to be considered.

Routine Maintenance
Like everything else, air conditioning systems need routine maintenance to perform at optimum levels. Having a clean air conditioning system will ensure that you’ll keep cool no matter how hot it gets outside. Change the filter before the start of the cooling season. Then, as a rule, change the filter again about every other month. If you have pets or suffer from allergies, you may want to replace it every month. The evaporator coil should be cleaned before the start of each cooling season as well. Just use a stiff bristled brush on the underside of it and wipe out the tray below it. Finally, the condenser unit itself should be cleaned by a professional. This unit, located outside your home, can become clogged with leaves, grass clipping and other outside debris.
